Discover Beautiful, Contemporary Homes Designed with Advanced Assistive Technology

We help NDIS participants with extreme functional impairment or very high support needs find and settle into secure, custom-built SDA properties.

Specialised Disability Accommodation (SDA) refers to specialized housing designed specifically for people who require highly accessible physical environments or advanced structural features. Unlike SIL (which covers the support workers), SDA covers the physical building itself. These homes are designed to make it easier and safer for you to live independently while allowing your support staff to assist you efficiently.

Our SDA Property Categories:

High Physical Support

Properties constructed with structural ceiling hoist tracks, extra-wide doorways, automated doors, automated blind controls, state-of-the-art emergency call systems, and assistive technologies.

Fully Accessible

Complete, barrier-free wheelchair access throughout, with height-adjustable kitchen benches, step-free roll-in bathrooms, zero-threshold transitions, and custom storage units.

Robust Construction

Highly durable homes featuring impact-resistant walls, soundproofing, and safe spatial layouts designed to protect participants and workers.

What is Included in Our SDA Properties?

  • 24/7 Onsite Overnight Assistance (OOA) hub
  • Private bedrooms with modern private en-suites
  • Landscaped outdoor spaces & sensory gardens
  • Secure backup power supply infrastructure

SDA Process Steps

  1. 1. Functional & Housing Assessment: OT assessment highlights your need for specialized housing.
  2. 2. NDIS Housing Funding Application: We work with your Support Coordinator to submit a request.
  3. 3. Property Matching & Lease Agreement: We match you with a home and set up tenancy.

SDA FAQs

We offer a mix of housing profiles including private 1-bedroom apartments, villas, and shared 2-to-3-bedroom homes depending on your approved NDIS funding category.
No. SDA covers the cost of the physical home. Your daily care and support workers are funded under SIL or Core Supports, which you can easily combine at NDHS.
